Hey Philip, 

What area are you thinking of moving from? I think its pretty tough to go wrong in Jacksonville. It's great for all the reasons you mentioned: warm weather, the beach, an emerging downtown with young professionals, large area, diversity, and a thriving economy.

I was born and raised there and recently moved to Asheville for work. I did exactly what you are talking about in buying a duplex in Riverside, house hacking/rehabbing, and then renting it out to tenants. I'm actually listing it this week right in that range your speaking of. I've also bought in Atlantic Beach and over the bridge closer to the college at UNF so let me know if you need any advise on areas in the city. 

I think the biggest hurdle is the pure lack in quantity of multifamily homes in the area but downtown and the beaches have tons of opportunity for homes to be rehabbed. As far as insurance, Jax is situated in a way that most hurricanes miss us and there are just a few areas that lie within the flood plain warranting higher insurance.

@Lewis Sharp Great meeting you here. Jax isn't exactly the smallest city so if we don't cross paths, we'll have to meet up sometime. I will be on the lookout for any BP meetups in the area now that I'm on here. 

@Chudi A. It's not something I've given much though to personally, just seems like a giant leap at this point. But I have done new home builds with my company and actually just finished up my first one as the lead contractor/pm.

@Marcus Long It's always great to see, there's too many opportunities military members are given not to take advantage of. Flying UAVs in the Army was fun has given me some great experience and lessons that I've been able to bring back and I'm sure you have even more with your vast naval experience.

Hello all! I wanted to take the time to introduce myself to the BP community. I've been following for some time now and am a huge fan of the content available and the forums provided. 

A little about myself, I was raised in Jacksonville, FL and love the area and community. I left for the military out of high school and returned after my service to finish my degree and begin my career in construction. While I was in school, I obtained by contractors license and recently graduated this past spring with a degree in Construction Management. I began working for Bold Homes, a Residential Contracting Company in the beginning of 2016 while in school, and continue with them to this day as a Project Manager. Our work covers just about anything in the residential sector to include new builds, storm work, home design, and complete home renovations.

Outside of work, I've enjoyed some success buying, selling, and renting properties. I bought my first single family home in 2015 in Jax just prior to leaving the military living in it for two years before selling it for a sizable gain. From there, I bought a larger home with my best friend and business partner that we lived in and rented out while we went to school in the area. Just recently, we purchased a duplex in the Riverside area of Jacksonville that we completely renovated and now live in while renting out the other unit and home. 

Moving forward, I'm looking to at least buy a couple properties each year to rehab and rent while looking at other real estate opportunities by getting more involved in areas like BP and my local community. I love what I do so I'll continue to work and integrate what I learn with my personal real estate goals.
