Any tips on how to find duplexes? When searching I mainly find one side of them. Is there a trick to searching for them or do I need to just reach out to some agents and let them know I'm looking?

@Bill Regan Thanks for the fast input I definitely appreciate it. Do you think it's better to do a FHA on a true duplex and take the increase with the mortgage insurance or to do a cheaper single family where I could create a basement apartment as a makeshift duplex paying the 20% to keep the mortgage low and easier to cover with the rent it would generate?

Hey Everyone,

So I had been saving up for the last year and a half to save up 20% of a mortgage to hopefully find a single family home in which I was going to rent out spare rooms. Now as I am approaching that mark very rapidly I stumbled across the idea of FHA loans to buy duplexes or MFH and ending up breaking even on your living cost and eventually creating cashflow when moving out. Does anyone have any experience doing this and what kind of ratios should I look for in price to make sure that I will be covering most if not all of at least the mortgage and taxes?
