No. You're also one act of legislation away from losing your business model. Example Frisco Colorado. When you compare discretionary travel spending for lodging vs mandatory spending for long-term residence, I'd rather get my rent from someone who has to pay vs. someone who has the option to either stay home or travel.
I agree with you that college is a norm and not necessary for success. I'd look into day trading.

Hey Daniel,
I am an analyst at a real estate investment advisory firm called Tangible Wealth Solutions.
A big part of our business is helping clients with their 1031 exchange as they go from actively-managed real estate to passive DSTs (Delaware Statutory Trust). DSTs are 1031-exchangeable funds that are open to accredited investors.
For example, Cantor Fitzgerald will purchase a student housing facility at University of Alabama, and lever it 50%. So, investors who need to replace both equity and debt in their syndication can benefit from the leverage the sponsor has signed off on without taking debt on their personal balance sheet.
Often times, the returns from DSTs out-perform our client's returns from their SFRs by a factor of 2 or 3.

I am an analyst at a real estate investment company that specializes in DSTs (Delaware Statutory Trusts). DSTs are 1031-exchangeable syndications that are only open to accredited investors. We help clients take the equity and debt from their often times, actively-managed portfolios, and invest in the passive DST funds. It is often the case that the cash flow from DSTs out-perform the properties the client formerly owned by a factor of 2 or 3.
Sounds too good to be true? Well, the caveat there is that you can only invest in DSTs if you're accredited.

Hey Jacob,
I'd find a couple of stocks and research them and get some quicker upside while the stock market recovers at the same time that the real estate market is slower. This will give you some capital that you can use to start playing with.

The HELOC idea sounds good to me. I do think a house hack is still awesome even if you're not breaking even. If you can house hack and be out of pocket say 50% of what you would be if you weren't house hacking, you're still winning, and the person in the other unit is still buying you equity.
