@Ned J. Hi Ned, I agree. I’m in a situation where I can afford a down payment and closing costs on a cheap house, but this leaves me with no reserves. If I could close a couple wholesale deals that would get me where I need to be. Thanks!

@Craig Curelop Hi Craig, I totally agree that the returns are amazing for house-hacking, and that I could get into a nicer house for relatively cheap. I’ve considered this as an option and will still be interested if the right place comes along.

@Steven Ko Hi Steven, I’ve hit the books hard for the past 2 years and I feel like a lot of info is beginning to be redundant and that I need actual experience with hands on to take me to the next level. Realizing that my funds are low, I guess I should keep doing what I’m doing until I have more cash to invest.

@Nicole Heasley House hacking would probably be my best bet right now, but I’ll continue looking at low cost single family homes to see if I can find a cash cow like you have found. Thanks for the great advice!

@Allan Smith thanks for the feedback Allan! I’ll look into a flip or wholesale option to increase my available cash. I’m eager to get started in real estate but you’re right, if something goes wrong before I have sufficient cash, then I’d be worse off than if I had just waited and saved more.
