good old Zillow for the property and google to look up lenders. Picked up the phone and just started  calling :)

I base my numbers on how much I can get a bedroom for. usually im ok with getting a place for 40-50k per bedroom, but this was basically priced at 30k so it was a steal for me

You are correct, as the rest of the post stated, I am already under contract for a similar 4 unit in that area and I will be putting a good chunk into a primary for myself so I can operate comfortably in that area.


Will still have money left over for a smaller multifamily when it comes along!

Could you share some numbers? purchase, rehab, own money, refinance (if any), rents, etc. :)

you should change the name on the apartment. I've always wanted to put a big neon sign of my company on my apartment buildings

I have 50 student tenants and 80% of them use paypal or venom. both are free and super fast.

transactions don't have fees if you connect them to a bank account

A  lot of condo haters, but sometimes they do work.

I have 3 x 2b1b that I bought for 100k each and rents im getting are pretty good. 1650 on two of them and the last one is 1550.

However HOA fees are a HUGE PITA. the HOA fees on the two 1650s are $250...we don't even have a pool or elevators

call as many local banks as you can. That's what I did with mine. Literally google "mortgage Baltimore" and start at the top

the only places in stl that would have that kind of price for that building is in like clayton, Frontenac, central west end.

and yes you can appeal the taxes. I did on one of my properties in the city. its pretty easy actually.
