 Hey Michael, Obviously with your background in RE valuations and appraisals, you have some knowledge with the process. As it was stated above, the listing agent has a fiduciary to the seller and dual representation is not that easy. I would recommend to hire an agent specialized in MF.  And the buyer's agent commission is paid by the seller. (almost always)

Mention about your marketing plans. (taking professional pictures, drone pictures, open house etc..) Does your broker provide marketing services?

Hi Chad, 

I am an agent in Phoenix area. I would recommend you to find one without HOA as a start. STRs are very tricky especially in Scottsdale.

I did further bit of research and thinking.

My plan for this year : One multifamily property + One syndication

Multifamily property
My first priority:
Niche: Buy a Duplex/Triplex by my own

Strategy: Buy and Hold

Goal: Want to see good balance between Cash flow and appreciation. Cap-rate > ~4.5%

Market: I think this is the trickier part. Seattle market seems inflated now. This makes me consider out-of-state investing
The places that I am considering (but need to take a deep-dive):

1. Austin,TX

2. Orlando, FL

3. Tampa. FL

4. Other places: Houston, Spartan, other mid-west states (like Michigan, Wisconsin, etc)


The parameters that I need info regarding these states:
1. Which phase of recession cycle are these states in? (recovery, supply < demand, hyper-supply, recession)

2. The net-migration rate

3. Net-absorption rate

4. Percentage change in 6-figure jobs over the last few years

5. Safe areas to invest

6. Occupancy rate

My Second priority:

Same as 1, but invest with a partner if I cannot find a property that fits into my budget
Property Niche: Fourplex or more

Strategy: Buy and hold

Syndication

Market: No preference yet. Open to in-state as well as out-of-state.
Niche: Large apartment complexes

Other resources that I need help with: Where to find leads? I do not know the different types of MLS yet.

If you consider AZ, I can send MF deals as they come.

In addition to above posts, it is challenging to find a good agent and build a relationship. If you trust your current one, you may ask him/her to find a referral that specialized in the markets you are interested in.
