@Jeff Tumbarello. It’s amazing how fast it’s moving. Glad to hear the old school off market methods may still have some value.
The thing that shocks me the most are the values. Granted that may be all I’m seeing cause it’s all main stream listings but have you seen residential rents appreciate that much on an annual basis to justify buying at low caps, knowing it’ll increase due to raising rents?
I look at smaller stuff than what you guys have going on I’m sure, but the listings are like double what I would expect them to be based on their monthly gross.
Any thoughts?

Anyone have any insight into the Central Florida or Space Coast Multi Unit Investing? Being in the RustBelt I find that I am able to get my hands on Multi's that typically need some updating and can increase cash flows etc. We travel to Florida a lot, love it down there. What a great way of life. Am interested in finding opportunities in these regions but from a far it looks substantially more competitive than what I am used to. I focus a lot on cold calling and off market properties. Are there opportunities to reach out to property owners in these areas or is what I see online what I should expect? I see loopnet, the MLS, etc. and in my general area, I don't focus on leads from these sources so I am hoping there are other avenues to get a foot in the door in this area. Thoughts? TIA!!

Hi all! I am a investor/landlord in the Western PA area who has acquired 22 units in 2 multi unit buildings. Knock on wood, very comfortable with where I am and heading right now in with this concept/plan. Really enjoy it and hope to continue to grow. However, a friend of mine is getting into an AirBnb Cabin Rental scenario and it caught my eye. My friend is a 25+ year experienced contractor, and is currently rehabbing the property himself but seems to be diving into it with limited research or planning.
Does anyone have any experience with a rural property as an AirBnB or a VRBO property? I would love to hear about someones experiences with this model. I am wondering about the following things; what you can expect your occupancy rate to look like out of 365 Days, are renters respectful of the property, is receiving rent challenging, what are things that have been challenges, and what is the exit strategy (have a free vacation home eventually?), or is there a growing market for rural vacation rentals?
Any insight anyone may have would be greatly appreciated!

@Oliver Pilco. Oliver I am new to this site and was unsure how to contact you, but would really appreciate the opportunity to talk to you regarding your experience. I am currently in negotiations with an owner of 28 faces who is looking to liquidate due to personal concerns.
