Post: May 1 and rents are in! What is your experience?

I only own one duplex. For April one tenant paid, one hasn’t yet... for May haven’t gotten any yet, but that’s normal until the 5th. I’m trying to work with the non paying tenant but he has only gotten back to me once after several weeks of trying to get in touch many times. Anyway, he said he “hopes” to be able to move out this month, but will let me know...

Needless to say, I’m not optimistic during this time

@Amber Gonion thanks for the response. I wish there were more recourse. The unit was completely redone a month ago and I have reason to believe the tenant is smoking cigarettes inside and now not paying. I will try cash for keys I think, but it just feels so wrong to give someone extra money for not holding up their end of the bargain!!

@Kathy Johnson I will check tomorrow, but I don’t think they moved out. Last conversation they were talking about how they could make sure to get the security deposit back.

Let’s assume they are living there and just not paying or responding. What Next?

Looking for advice!

I have a tenant that said a month ago that they want to move out maybe at the end of April, but wouldn’t give a firm answer. When I pressed for a firm date, the conversation turned negative. Long story short, the relationship was damaged and I think it would be best for them to move as soon as possible. (There are other factors in play as well)

It’s April 10th and no rent has been received. I can’t get ahold of the tenant. Left several messages/texts. With the Covid-19 and eviction restrictions, I’m not sure what to do next. Any help appreciated!

I know this thread is a couple years old, but I came across it and just wanted to reach out. I’m a couple hours away (south of Fargo) but am also looking to network with people around the area. I’m currently in the process of acquiring my first rental - a duplex in Fergus Falls. How are you coming on your goal to have 12 rentals?

As for the reason he might prefer 160k upfront is that he can turn around and put that in an index fund or some other passive investment and get 6-8% returns

Yeah it may be that there just isn’t a deal to be had here. It doesn’t sound like he really wants to sell unless he can get full retail value. As a primary residence someone may pay what he wants, but if the numbers can’t work and he has reached the end of his rope in terms of negotiations then you may just need to let him know and say to keep you in mind if he has other opportunities in the future.

Try not to get tunnel vision on one potential deal.. there are always other opportunities out there if this one doesn’t work out
