I definitely want to take a good look at everything. I've not personally inspected it other than drive by... It has potential for conversion to a duplex if parking can be worked out. Currently only one spot on a tight street. Very old home...will need a big rehab but I've estimated around 35-40k... Depending on how I get the capital to fund the entire project, it seems to be a good deal considering comps that are single family. An older home with very minimal cosmetic updates that were a few years old just sold directly across the street for 85K from what I understand.

I'm still learning a lot...so this has been fun trying to analyze it. 

Hello everyone!

I have been a member of BP for about 3 years but honestly active for about 2 months, then life happened for the rest of that period. Just a few weeks ago, had an accident and got a concussion. May sound crazy but it made me realize that I have to take action...

So I am back. I've signed up through Real Estate Express to take my agent license course online. Mostly for the education but also the possibility of extra income and the other benefits.

I've got a property that I am drooling over...it's listed at 27K but I got a pretty good hunch I can get it much lower... I haven't viewed it yet...but plan to.  

Experience-wise

My father-n-law is an excellent carpenter and we have completely flipped the home we personally live in. We also have rented out our basement apartment + some short term renting as well.

Great sense for design on the part of my wife.

I'm really wanting to do rentals to build wealth...our area is full of poor quality rental properties and absolutely none that are what I would consider high end. So we would like to try and fit in that niche and I believe in our ability to do it.

Funding is the issue...so I am working on saving and paying down some current debt as hard as possible. Hope the realtor license will assist with this as well.

@Michael S. well.... the 360 was my first bike... i tried to get it right...failed... decided to finance the bike of my dreams... life had other plans... sold the bike of my dreams... i am back to my original plan of fixing up that 360... is that a 360?

@Michael S. Also...just checked your site and saw the kickstand for the rd250...i just sold my 2015 triumph bonneville out of necessity..and own a 74 cb360 i am trying to fix up...great minds

Awesome! @Michael S. ... it's a matter of fact that I  also read RDPD many moons ago. I even bought CashFlow the boardgame...only to sell it later on ebay at a profit. I plan to go through that once more...that was a real eye opener. Be nice to view it with a fresh outlook with some life experience.

I am going to read the rental property book as well...but I have been getting a chuckle out of the podcast when guests are asked and rich dad keeps coming up.

First of all, let me say I am so excited to have found this online community. I have been browsing the forums, reading the beginners guide and listening to the podcast religiously for about a week now.

I am a registered nurse case manager, and I work for a small company handling workers compensation claims. The money is good, due in large part to the amount of travel required.  Being such a small company my retirement, however, is not so great. I have jumped around in different healthcare jobs from ER to Hospice over the past decade and was never quite satisfied with the hourly requirements and the stress. With each of those jobs I would work a couple years or so, move on to something else and cash out my 401k. I do feel that I finally have found the niche in healthcare that fits my personality the best.  I am a free agent, work by myself for the most part and have a lot of flexibility with my schedule. The biggest issue is, at 36 years old and with 3 children, I have no retirement or savings.

The other day I was in deep thought and it occurred to me that I will be retirement age in 30 years! If I keep at this pace I will still be working long grueling hours with nothing saved up. That's when it hit me, that I should start looking into Real Estate.

So basically...I googled real estate investing and fell into the BiggerPockets rabbit hole. 

My goal is pretty simple. I want to use real estate in whatever capacity to help me retire comfortably, and pass something down to my children.

My plan is yet to be determined but I have thought long and hard about getting my realtor license. It's something I attempted a few years back and didn't follow through with due to a situational crisis and was unable to complete. I am not someone who gives up and I set that goal once before and I would like to knock it off the bucket-list regardless.

So...right now the plan is to soak up as much information as possible. Reading books, podcasts, blog posts and of course this forum. Get my realtor license and learn the ropes as a part time real estate agent while continuing my full time job as a nurse case manager.

I have SOME real estate experience. I have a basement 2 br apartment that we rent out to my wife's uncle. The house we live in will make a nice duplex if we ever decide to move out. So, I plan on keeping it and consider it my first real estate investment.

I am probably more interested in rental properties , buy and hold, and flipping homes. I was unaware of wholesaling before this week...so this is something catching my attention with limited capital at the moment. 

I am learning more about deal analysis presently and would like to do a lot of practice on available properties in my market until I am ready to pull the trigger on something.

Anyway...sorry for the long intro. Just happy to be here!

Hey Jason, I too am getting started in the area. Give me a yell if you want to talk. Trying to set up a good side hustle to supplement income/retirement and hopefully grow it into something I can do full time. It would be nice to get together and possibly form a group to network with.

I have one rental property at the moment that I maintain, and hoping to grow that. My father-n-law is a great contractor who currently works full time and does a lot of odd jobs on the side, and is able to help.
