Nice work Scott. Maybe you should start your own turnkey/property management company on the side. Attract out of state investors, sell them a marked up house and collect on the backside with management fees. Then get some smart people, hungry people to run the company with little input from you.

Hey BPers,

What are some things you do to spruce up a house to make it look nice for possible buyers?

Here is a list of things I will be doing:

1. Thorough cleaning including steam cleaning of tile floors.

2. Clean any dirt on walls, touch up paint

3. Lay new tan bark, and possibly some new flowers

4. Clean front door, possibly paint door handle/lock to make look nice

Is laying new SOD worth the investment in the backyard, the grass is pretty much done for as is?

Hello BPers,

I will be listing my Sacramento rental house soon but wanted to get your input to double check I am not making a mistake. The main goal is to use the funds to buy better performing property. Current rental is cashflow negative before taxes and cashflow positive after. Here is the analysis I did on the current house (the 400 dollar monthly expenses is to account for vacancy, home repairs etc). The 250k purchase price is not the actual value of the home, but the value assessed by the county which I would use as my depreciation number. The actual value is probably slightly north of 300k. The interest rate is what I might be able to refi the house at, not my current interest rate. Used a 1% conservative real estate appreciation.

Hello BP,

My name is Eddie Sladek and I am a newbie to real estate investing. I currently rent in Long Beach, CA but own a home in Sacramento, CA that I rent out. The property is roughly cash flow neutral but would be negative in the event of a major repair or vacancy. I bought the home in 2010 and it has appreciated nicely. I will be selling it soon and will be investing the money in markets with better cash flow. Looking forward to learn as much as I can for all the experts on here! Also anyone know of any good real estate investment clubs in Long Beach or Orange County?
