ive seen both but i dont need all those features. for example we dont rent. just need to track the repairs to stay on top of the vendors.

I currently manage about 200 reo properties and theres lots of maintenance from rekeys, trashouts, winterization, and repairs. Can someone recommend a software or spreadsheet i can use to keep track of all these tasks and be able to see whats open and closed.
