Hello everyone,

would like to know if it's a good idea to do a BRRR but to a home that just increased in value to cash out the equity? Would like to buy another rental home and also remodel the refinanced house with the equity. What is everyone's thoughts on this???

Which site would you recommend to get renting prices? 

I looked into the property rate and it came to be 9252 for property taxes. I fixed that issue, but question what will you consider an 8% COC return? Or can we look at the ROI to consider a property investment? Because I have looked into many houses and it's difficult to get a good Cash of cash return. But considering the ROI I will be getting a total of 20-30% on a single family home. @Steve Morris

What would you recommend for cap ex for a multi house rental? Is 5% good for repairs and vacancy? @Wayne Brooks

Is Houston, TX which for sure I know taxes are high. I saw the tax prices on realtor.com, probably the price is way of. Because for a single family home that I am renting in Alaska I pay almost 3500 on taxes a yr ( property worth 278,000). @Steve Morris

Income yr: 99096-40147.20 expenses without mortgage= 58921.8/490000= 12.03% cap rate

Hello everyone,

So I have a question...?

I checked to see if an multi house investment could give me a good Cash flow or good Cash on cash return. So in the messy picture I will post below I got a 39.72% rate of return annually and a 7.94 Cap rate. I know I am doing something wrong or missing something what can it be? The only thing I haven’t place is my amortization and appreciation rate but that should make it more.

I did use the calculator and got around 10% but I like to deal with the numbers and understand the math very well that’s just me, any help.
