Hello,

I live in Ventura County CA, In the city of Oxnard.

Would like to ask any investors in this market for tips.

The market is on the higher end of prices and I been analyzing the properties for rentals, but the numbers don't seem to workout too well due to the property prices. Any tips on what may work in this county. I am planning to buy my first property (FHA) live in for 1-2 yr then try to rent it to then acquire more.

I know it is possible and there are people doing it, anything you can share would be much appreciated.
