Carolyn, look at the possibility to use 'a-room' in your house or apartment for your "Investing-Broker's-Office"  Check with the DBPR regarding doing this. Yes, you'll need a Broker's sign on the door.

Hi Rami,  First congratulation on your purchase!   My suggestion is a YES to your last question regarding using an attorney, a good real estate attorney is a must. 

Mean-while if you share with us the details and the terms of the offer(s) you have received, we can give you better input and any 'pros and cons' of any offer and situation.

By the way, was your initial purchase from the bank a cash deal?

Zamontae Stinson,  for some unknown reason I have just received notice of your move to So. Fl.  Two months after your initial posting.  You might well be here by now, nonetheless WELCOME!  In the event that you still are 'packing' for your move, my recommendation to you and others that are coming into this market that might well be a new market, is NOT to buy a 'residence' for your self, unless you already have an investment property in mind;  I always recommend to RENT!

Mike,  First, congrats on your purchase! 

But not knowing your intention with this property, you stated ".. Unit has brand new Berber carpet from previous owner" .. (without knowing the exiting color of this rug) why not just have the rug well cleaned by a reputable and known rug-cleaning company?  

If your intention is to fix & hold or live in it, then you can save this money, and when the renter(s) move out you can then replace. 

If your intention is to fix & sell, you'll save a couple of thousand-dollars, let the new buyer replace the rugs if they choose.

I am just trying to give you ideas to save you money when it is not imperative to spend!  I also suggest for you to call in a local licensed RE salesperson to give you their input.  But again, if the rug is an outrageous color, then there is no option, but to replace!

Bradley,  My two pennies ... When I first moved to Florida, I chose Tampa as my first stop.   I RENTED for a year.  Then I left for the Ft Lauderdale area, again I rented.  I went back to Tampa.  RENTED! .... After termination of this last lease, I went back to Ft Laud.. this time I bought a house, rehabbed it, sold it, I now own a condo. What I am trying to get across to you, is that you should RENT till your are very sure where you really want to settle!     ... good luck!

Joe, you now have more experience than many contractors and let's not forget that you now also have a fantastic trusting team of construction and legal professionals. If I were you, I would do as the very first poster, , Investor from Riverside, California, said to you: “You should use some of the connections you've made along the way down at the city and ask, "Know of any others you'd be interested in me taking a look at?" … with this rehab-example that demonstrates your extensive experience and connections you could well be first in line for other similar projects! ASK! "Know of any others you'd be interested in me taking a look at?" Just imagine the possible income and tax savings, doing, say, another 10 projects? ...Fantastic!

JM ... your are living in Broward County, you are 'thinking' of investing in  in Hollywood (still Broward County) ... yet you are tired of the commute to your job site ... it would make more sense for you to seek an 2/3/or 4 unit complex in DADE COUNTY!  Cut your commute!  On less of  course your intention is to quit your present job ...  you have to decide what's in your future!
