Thanks @Bradley De comarmond, your advice and generosity is much appreciated. Yes, the readings you suggest are highly recommended. I am buying both books. I have been setting aside 1-2 hours every morning to read articles, follow the training, participate in the forums and watch podcasts on BiggerPockets. It is all very interesting and educational.

Several years ago, I got into Ebay land prospecting and I bought a 1+ acre parcel in an approved subdivision in Northern Arizona. The area is remote and I don't see any significant development happening there for some time to come. Needless to say, I paid very little for the property and 15 years or so later, its value has appreciated marginally. I noticed that many of the same lots around my property are being resold, but the market is extremely soft. I would like to sell it, but I'm not sure what is the best strategy is to get an interested buyer. Anyone have an idea?

OK, I'm a newbie at this stuff @Edmundo R., I mean really green! I am putting my investing plan together, following Brandon Turner's suggestions from his getting started presentation. In the plan he suggests defining your investing criteria to include loan to value, cash flow requirements, maximum purchasing amount, maximum rehab amount and maximum time frame.  I;m not sure where to begin here, does anybody have any suggestions whether there is a recommended base to follow, or direct me to other educational resources that can help me with this part? Thanks.

Hi everyone, my name is Edmundo "Eddie" Rodriguez @Edmundo R. I'm from the Watsonville, CA area, part of the Monterey Bay. I just retired after a 33 year career in law enforcement. I'm looking for a new niche and real estate investment has always peaked my interest, but I have never really actively pursued this interest until now.  My wife and I own two homes, our primary residence and a rental. We also own two parcels of land in California and Arizona. I logged in to BiggerPockets.com among other online real estate resources to start to learn about investing. I found BiggerPockets.com to be the real deal. The amount of training material, education and social media resources available is endless.  I can't get enough of this stuff. I'm also learning the mistakes I made when purchasing the properties we already own. 

As a new member, I want to develop enough basic knowledge to know and understand real estate investing better, so I can to begin to become an active investor. Ultimately, I hope to make a career of it. So, any advice you are willing to offer is welcomed. I need as much education and experience as possible. I'm really a beginner!
