@Holly Kaufman I've looked into the FHA, which requires a 3.5% down payment, wouldn't they warrant for a higher monthly? I seen some of the benefits of putting less down in a shaky market to minimize any risk of depreciation. In comparison to that individual who puts down 20% and they loose much more than the 3.5%

@Jamal Fontenot much appreciated. It's a few around the greenspoint area. Im leaning towards the SFH for cash flow and increase in appreciation value. I've been looking at appreciation estimates for 2021. It's looking pretty good, especially at these prices now. The only thing is like you and I their is an influx of first tome millennials looking to purchase!

Hello everyone, my name is Ed. I'm fairly new in real estate investing. I'm from the Houston, Texas area. I've been interested in either house hacking with a duplex, or buying a SFH with 3 bed room, 2 bed. I'm interested particularly in the suburbs area... (Cypress, Spring, Atascocita/Humble area)

Ideally my goal is to both cash flow property appreciation. Any advice, guidance would be definitely appreciated! I’m looking to follow the 1% strategy as well.
