Hey BP Community -

I am wondering if anyone knows of another or if BP is working on a calculator specifically to present to money lenders? I understand that all of the calculators are presentable but I am looking for something that shows the anticipated return for the lender, not the rehabber.

I am wondering if there is anyone out there that does this. I am an investor and currently in the process of getting my real estate license but wondering if there are people out there doing the same, yet hold an active real estate license and practice that (aside from listing your own properties) and wondering exactly how feasible this is. I understand that this is a production based industry as to how much you get paid meaning you do not have a set time commitment - but are there investors actively flipping out there that also work with sellers and buyers as an agent? If so, how do you manage your time? What is your plan? Just looking for another perspective.

Do you currently have a deal? I can assure you that if you have a great deal, you will be able to sell it regardless of how big your cash buyers list is!

@Darrel Maxam Is this an actual duplex or just a single family that you rent out the bottom on Airbnb? Are there any restrictions on Airbnb in this area? Ive heard that Atlanta has some tough regulations but can vary from neighborhood to neighborhood.

By the way, great looking property.

@Teri Feeney Styers I agree. Great use of space! I would have never considered that, though I have seen some very awkward floor plans. Thanks for sharing!
