We will try. The cost of the property and rehab are very low so we hope to be able to turn a profit although it's a rough area.

A motivated seller of course! I'm not sure what I should be looking to pay for leads or lists. The average profit margin in the DC MD area for flips seems to be $30k sometimes way more. For wholesaling it varies widely.
