Hey Michael. Banks are still lending upto 70% LTC, so long as the take-out NOI can hit the DSCR metrics. But that is rare in today's market with high cost to build

I work on the financing side, and always curious to hear how investors went about financing as they scaled.
Did you generally take down the properties with long term debt (agency/bank etc.) or bridge? Did you bring in pref equity/mezz at points also?

@Tom S. sure thing I've seen it! It's not common with every lender, but mortgage brokers (like myself) have been around the block enough to see them.

Hey Brant, depends on the terms. With the right lender, you can get a 30 year fixed at around 4.5%. 75% LTV
