Post: Permission to enter yard?

If the yard(s) is only assessable through the unit, then yes you should have provide notice. However, if the yard is assessable by an outside gate, then no notice would be required IMO. But a lot may depend on your wording in the lease.

I would not worry about his accusation made to the police. But I do have to wonder about garden equipment being stolen at the end of the normal growing season. Or if they were stolen earlier why he just notice them missing now.

I would be very hesitant to renew his lease when it expires. But if you choose to renew make sure he understands that maintenance of the yard is his responsibility but because it can affect you as the owner (you can fined or worst via the city), you reserve the right to enter and correct any problems in the yard area.

By the way, how many of the weeds were of the illegal nature.

So you want her to finance the house taking out a loan for $160K, give you that money to pay off your debt. Then you would buy the house for $180K taking out $160K Loan. That would pay off your mothers mortgage. Thus it still amounts to your mother paying off your debts and her losing $160K in the transaction.

It should be noted that some locales have requirements for number and location of electrical outlets. Like 1 every x feet of wall space and at least 1 per wall. Check to be sure because adding outlets when the wall is built is lot cheaper than adding them later.

If you use a Property Manager you should have no problem. In addition, if you have other properties (or plan on buying others) and use the same managing service, it can show you if the service is providing what you are paying for(or at least believe the service you are paying for.)

There are too many variables to give you an answer.

Are there existing hook-ups for utilities?

Is this an abandoned construction project, or gutted by thiefs? If gutted by thiefs, expect to have some demolition costs. And possibily some damage during rebuild.

$10K for rebuild sounds low to me given HW heaters ($600) AC ($2400) Heating ($1000 Cheap baseboard electric), Drywall ($500-1000 depends on interior) Plumbing and electrical will depend somewhat on interior walls etc.

But the above are basically for material, now add on labor, permits etc. I can see real cost of over $25K easily and that assumes utility hook-ups are already ran and are adequate size.

You have an obligation to your insurance company to minimize damage. To do this you have to locate the leak, so in my opinion, to contact the insurance company after repairs in not a problem. I would keep good records on what is done, where why and the cost. But with a repair cost estimate of $2500 and a $2500 deductible I do not see any reason for contacting the insurance company.

Mold usually requires a warm, moist environment to grow. It can grow on a wide variety of substrates (concrete, wood, plastic, tile, food, etc.). It reproduces through spores and the spores can survive in extreme conditions. A water leak can in or under a house can produce conditions ideal for their growth. Please note: there are hundreds if not thousand varieties of mold and not all mold is harmful but it can be unsitely and potentially damaging, so in my opinion should always be gotten rid of where possible. One common mold which is beneficial is the basis for penicillin, but that does not mean I want it growing on my bread.

The last one I bought was through Ofori. My earnest money check was made out to the listing realtor. When I closed the check was for the remainder plus closing cost was made out to the closing firm (they handled the distribution from there). I never had to send any paperwork to HUD or Ofori, my real estate agent in cojunction with the listing real estate agent sent in the offer paperwork and closing firm handled all the closing paperwork.

Their language is slightly misleading. It means the buyer chooses the firm to handle the closing. Just choose a company that has experience in closing HUD owned homes. HUD will send them all the paperwork and it proceeds as a normal closing on a house. Once completed the closing company will send what is needed to whom etc.

Set a goal (make sure it is realistic but not easy to meet)

Decide how best to meet that goal (Flipping, Hold and Rent, etc.)

Educate yourself on that niche.

Write a business plan.
