Had the well collapse so I had to put a new well in that was 300ft..... So that was definitely a hurdle lol. I having a hard time pulling comps in the immediate area. Not a lot of houses on the market. But if I pull form surrounding areas I feel like my max listing would be about $285,000.

I would like to build a nice cash flowing portfolio. I may need to flip a few to build the cash. I am not leveraged on this house so I can sell and start fresh but have no idea really the safe way to get started.

So month 4 and we are almost done. Ran into some unforeseen issues which I am realizing is the realest ate make or break. I am interested to see what the experts would recommend I do. Should I cash flow for a year or so to get back my expenses before I list it on the market? I don't owe anything so I am under no pressure to sell. I would like to get into a better area for my next home so I could sell and look for another purchase else where. I don't like the dirt road or the slow growth in the area this home is currently in.

What market did you buy this property? Would be very curious of your resale price when you are complete. I'm working on my first flip in Detroit right now. Still under rehab. I'm nervous, but I my numbers are solid. We shall see.

I am so nervous too! I am North East Florida area! Good luck to us both! I will keep you updated on my progress

Thank you so much. I have long term goals of cash flowing for retirement. But if I ask myself if I want to rent in this area I would say no. Flipping this property seems more like the right decision.

I recently purchased a home with an estimated ARV $265000. I will have about $200,000 of my own cash invested. Do I flip and move on to the next or cash flow a couple of years. I am concerned the area I purchased in 32148 won't see as much appreciation compared to a purchase in another surrounding county. I have spoken to some realtors in the area who say rent would be btw 1600-1800/month.
