Thanks alot for the nuggets. I was thinking to give a cash incentive to come and check out a property and refer them to the end buyer. That sounds like a really strong win-win situation. Interesting you mentioned that because those were my sentiments @ a point and time so it confirms inwas thinking along the right lines.

Are you suggesting that I dont wvwn start on my own, but get with a investor and sorta shadow them as a first step? Thanks by the way.

yeah I see. I just dont want to have to back out of deals...least not frequently because miscalculated repairs..that hurts my credibility I presume.

Briian,
Right I figured that would be no easy task but if your brand spanking new as a wholesaler and you dont have funding for any type of deal but you want to be accurate with repair numbers, do you just wing it until then?

There are some contractors that are investor friendly or would check out a property for you, so long that you can refer them to the buyer you assign your contract to. You can even shop the contractor to an investor and structure the deal to where the contractor is apart of the deal or slide them a few bucks for taking the time out to come look at the property on you behalf

I believe that having a contractor to give a brief estimate will make the deal more accurate. You'll be more confident because you would know who to market the deal to and be as confident as ever because you had a professoinal look at the property and walk through it. I just want to know or get some good suggestions on how to establish such a relationship and not have any funds for their services.

Hi BPers,
I am a newbie at REI. I understand wholesaling and there are things I am curious about. I always hear about ARV and repair costs and the 70% formula. I have to say, I do not want to play the guessing game when trying to calculate repair estimations. So I figure developing a relationship with a contractor makes sense. The problem is, I am wholesaling because it is the most affordable way to get started in REI. But i want to be as on point with my calculations as possible. The only way to do that is to have a contractor handy. But without money, how could I get a contractor to look at my deals to help ascertain repair cost at least by an estimate? Is that something I should worry about at this stage of the game?

Hi everyone. I don't post/domment often. I am interested in lease options myself. Especially sandwich lease options. But as @Joe Yobaccio mentioned, Why would a seller, lease their home to me, just to be sublet. in a hot market? I woild assume lease options or sandwich lease ooptions would be great new remodels or stagnant FSBO's.
