Quote from @Daniel McDonald:

Never too late to get started @Elias Azo. Everyone always wishes they got started earlier, what matters is you start.

I am a 2x house hacker outside of Boston and it’s been the decision I’ve ever made. It’s by far the most forgiving strategy and you don’t have to hit a home run for it to change your life. ThTs my biggest piece of advice. Don’t obsesses over finding the perfect deal, just get on base.

always happy to connect and talk about my experiences. Best of luck!

 Hey Daniel

Thanks for responding man! And that goes for everyone else who took the time to welcome me or send any positive words of encouragement. I apologize if I didn't tag you. But it really does mean more than you know. All of this can be pretty scary for a newbie, so just hearing from people who have been successful is very motivational and inspires me to keep going.

Your story sounds very similar to where I'd want to be in the not too distant future. Can I pick your brain a little?

What's the biggest mistake you made?

What's something that happened which was unexpected or you didn't anticipate (good or bad)?

How quickly were you able to jump from House #1 to House #2?

Thanks again!

-Eli

Quote from @Michael Dumler:

@Elias Azo, I suppose I'm a biased real estate agent, so take everything I say with a grain of salt; however, I would highly encourage you to pursue/accomplish your first house hack during Q4 or by the end of this year. Relatively, this period is slower for sellers, which creates a solid opportunity for you to explore multiple properties/options and maybe even negotiate for a deal below market value. Primary mortgage rates aren't terrible currently, hovering around 6% and a quarter, depending on the borrower, so I wouldn't let this stop you from taking action. Moreover, if rates start trickling down, many buyers will begin entering the market again, increasing competition.

What areas are you exploring at the moment? I'm happy to connect!

 Hey Michael, thanks for responding.

Location isn't necessarily a deal breaker.  Although I would prefer to stay away from downtown or midtown. I would even be interested in the surrounding areas & suburbs.

Also, I would love to have something at least under contract by the end of this year. So thanks for passing on the info about Q4 being a good time for buyers.

Hello All, I am a someone in his thirties who doesn't come from much and was taught very little growing up in the form of financial literacy. I've saved up a little bit of money, and with my brother as a partner, am looking to start house hacking with hopes of investing in his and my future. Everything I know, I've learned on my own through independent research. And that's even though I have a Bachelor's Degree. I wish I knew all of this sooner, but I guess better late than never. Bigger Pockets has been a valuable resource for me, and I know I still have so much more to learn. So any help means more than you will ever know.

New to real estate investing so any help/recommendations means more than you know :)

Does anyone know what would be the easiest or most efficient way to go about getting a new quadplex built in the Greater Atlanta/surrounding area? This will serve as my primary residence and I'm hoping to rent out the other 3 units. I'm just not finding anything available or currently on the market that I would want to live in myself. Also, I think a newer building would make my life as a landlord a lot easier since I don't have much experience and wouldn't have to worry as much about stuff breaking down all the time. I've been told the hard part is finding a builder who's willing to build without me paying a large percentage upfront. (FYI- I don't have a ton of cash laying around and will be getting a loan on this.)

Thanks to everyone who chimes in.

And good luck if you're in the same boat as me!

I'm really taking this seriously & hoping it changes me and my families life for the better.
