@AJ Exner Thanks for the feedback! Yes im pretty much all set. I have all my permits approved, floor plans and sub contractors ready. I am acting General contractor.

I own 5 paid off lots and I built an investment property December 2024 on 1 of the lots. Its currently rented. I did it 100% out of pocket and did a cash out refi. Im wanting to start another one in the next lot. Whats my best option without using my own money?

You've go the right idea. Do you want a DSCR loan (long term debt) or short term debt on the refi?

I was thinking about a conventional loan on the property. The lender I spoke to mentioned it would be 75% of the appraised value. Im located in Lubbock, I haven't found a place that offers DSCR loans.
