Hello Nathan, thank you for your response.

I am currently working on education myself. I am listening to bigger pockets podcasts as well as currently reading "Set for Life" and am looking forward to reading "Long Distance Real Estate Investing" next. My updated goal is to invest in an out of state long term rental property. My main reasoning is affordability as I have about 80k in liquid money to invest in a property. My second reasoning is as you said, California is not a landlord friendly state so I would like to pursue a rental somewhere that is. I have not yet read BP Ultimate beginners guide or The other books stated however I will add that to my list. I have no debt and am currently able to save at least 3,000 per month with my current job as a Firefighter in Los Angeles. I am working on analyzing deals daily and am using the BP tools section to assist. Thanks again for the response. I am looking forward to this journey!

Hello my name is Elijah, I am a 24 year old firefighter. I am currently looking to purchase an investment property. I live at home with my parents currently and am trying to save money for a down payment.
