I just started to search for houses to brrrrr. I currently own a multi family. I live in one unit and rent the other. I recently acquired a real estate agent and I have been looking at foreclosures. My credit score isn’t super high because of debt to income ratio. I was thinking of getting a hard money loan. Any suggestions on how to approach this?

Purchase price: $205,000
