Ok, what if its from a  private lending company

Yes but its not a bank owned property he's helping a seller. He's requesting for POF to submit my offer is there any strategy to put things together without submitting a POF? And also if I make him give me the contract upon request and it not assignable how do I deal with that please!

Thanks for the replies I really appreciate.
