Hey Alexis,

Iv seen a lot of people who are just looking for a residence buying at the moment. Although I'm sure plenty of investers are as well. A lot of people are looking to buy right now because of the low rates, but at the same time we have had a shortage of sellers. All the good properties Iv seen are getting multiple offers and typically bid up a bit.

Hey Peter,

Just like what William said, leases survive closing. You will need to read the lease to see if there are any ways you could terminate, but that's not likely. Your best bet would be talking to the tenants and see if you could workout some new terms.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $535,000

I bought this first property with my VA loan while in the Marine Corps. Iv been renting it out since I left the military and it has been an amazing investment.

What made you interested in investing in this type of deal?

I originally bought this home to live in. When I was discharged from the military I decided to hold onto it and rent it out.

How did you finance this deal?

I used my VA loan.
