I personally don't think you will ever have A problem, 

Btw there is an idea that instead of removing old siding you can rather just make new siding on top of it, in that way there is no need to touch the old siding.

I would not put so much on an appraisal report.

A number of reasons might be the answer for this lower appraisal report:

1- What city is this property located? is it in A cheap city that has vacant properties selling for far lower than turnkey rentals? if yes then you got the answer, an appraiser will never come in with the proper value of A turnkey, because they rely on local comps even though those comps need much work and the principal is already done and cash flowing.

2- These turnkey sellers usually purchase there properties for far below market value, if this is the case the appraiser might appraise for A lower amount due to the previous sale on the property.

I don't know what turnkey seller specifically you are talking about of, but if their customers are happy then you got your answer, if their customers claim they were ripped of then you got the answer as well.

if 3 are not paying how much are paying?

Remember, no one knows when you will be able to evict.. 

It all depends on what price your ready to pay, and what you are looking to do, what is your price range?

I would recommend to go to avvo or any other attorney website where you can see witch attorney will offer you A one time free consultation so you see if it is for you.

There are bunch of attorneys out there in NYC.

Hi all, what’s your strategy in listing property for rent? 
Do you list the property in one platform like Zillow or multiple websites? 

You don't have to list on multiple sites because once it is on 1 site it should usually get picked up in all other sites that are used in your area, but try to search for the website that is mostly used in your area, btw zillow started charging for rental listings.

P.S. If you have groups that don't speak English then write something in that language as well to make them feel comfortable to reach out to you.

If you have A few rentals then use an online platform such as cozy rental (free) or rent manager etc.

But see what works for your tenants, some might only pay at the door and some want to pay online through their app etc.

Witch area? what condition? long term tenants? section 8 or cash paying? how are the rent ledgers? are the rents maxed out or have space to grow?

All of this matters...

P.S. why do you specify on studio apartments, the turn over is much more, that means more laminate flooring, painting, broker fees, vacant month between tenants etc...

definitely a good idea, specially now when you cannot evict so you want to speak to the tenants before and you will see who will be in your property. 

remove question 4 (i know you want to be better then the previous owner/manager) this question might cost you a bunch of maintenance, being a good landlord and on top of repairs is very good but that's about enough.

4) What do you think would make things even better?


Ask the property manager to provide a source of such a law, covid-19 does not override the law unless there is a written law or legislation etc.

You should request entry, most of the times tenants will allow to enter (i do this every day), it might be that the property manager is just lazy, if they deny entry request it in writing.

I ran into this issue but I communicated with the tenants and the appraiser entered the units at the end.
