Hi! David K. Thank you for taking a little of the nerves out of this. After the inspection it turns out the floor is caving in and there are parts of the house that have no foundation under them. They are just floating and sagging. Based on the agreement, I think we were obligated to ask for all repairs so I asked for everything. I mean, everything to be fixed and brought to code. Down to the sagging walkways that were funneling water to the basement which has at least 1 leak. The sellers countered with a peanut amount rather than fixing anything so we are out with earnest money in tact. The house is overpriced about $30K for the condition and area. This sure does take the training wheels off! 

Thank you for such encouraging advice! I have an inspection scheduled and, due to some known storm damage, I may get a new roof and siding at no cost to me. I also saved a lot upfront by offering lower than asking. I am much less nervous now. I asked to move the closing date to after the roof work is done and my realtor said I am past negotiations now since they accepted. Based on the contract I believe I can do another round of negotiations once the home inspection comes back. I'm hopeful that we can make this work, it seems to be a great deal for everyone.

Yes! Thank you! I just submitted the offer with 24 hours til expiration. If it's accepted (I really lowballed...) I will arrange my own inspections rather than working with the agency so I know they don't have connections. 

I am submitting an offer to get my first property. I am excited and really scared. I don't want to make any big mistakes and my realtor seems to be losing patience... Advice?
