Hi Maria! From what I'm seeing, Scranton is appreciating but at a much lower rate then larger cities since as Pittsburgh. There just isn't as much demand for the area. Were you thinking about flipping out there or rentals?

Congrats and welcome to Pittsburgh. It's a GREAT market. I love that there are so many options for investing from lower cost purchase to higher end. All types of properties and opportunities and it's always changing. Such a great market. Bigger Pockets is a great place too to talk with other investors and bounce ideas off of one another!

You can absolutely do this yourself. You need to make sure that you have all your evidence in line. Has he given a reason why he isn't paying rent in July? Is it a claim of a repair not made? Make sure you have all correspondences in line, proof of police reports (you can call the municipal for records of the calls) and anything else that may be pertinent. In the event the tenant wins, you can appeal and bring in an attorney. In the event the tenant loses, there is a good change he will appeal and then you will need an attorney. I wouldn't waste your money at the magistrate level. I personally do not even think that it is good to spend the money at local level because in every case that I think I may need an attorney, when I win, they just appeal anyway. Just my opinion.

Hey Sydney. We've been doing this a long time and yes, you can put in your lease that tenants are required to steam clean and can even state that it has to be a company (versus renting a steam cleaner from home depot/walmart). I also want to say, that if you don't do it before they move in though, that is crappy. You can rent a cleaner from walmart for under $100 and you can do it yourself if you want and even the company's aren't that expensive. Remember, what you put into the property goes a long way. The less you do to keep up with it as preventative maintenance and care the more it will cost you in the long run. Not to mention if you give tenants an unclean place they will most likely return it that way regardless of what is in the contract.

I'm in the Pittsburgh market and I am not seeing owner financing options at all. The investors who are selling are selling because the market is hott and they can pull out cash and do something different or retire. No reason for them to hold back. Maybe a BRRR might be a good option for you with a hard money lender. Won't have to put as much down and if you do it right can turn it quickly and refinance out and move to your next one. And before anyone comes at me and says you have to let it season for 6 months or longer before you can refinance, I have a guy who doesn't require any seasoning so it's an option.

I highly suggest you market yourself as a wholesaler on investor pages (like facebook and other social media) as well as make connections with agents. I have a ton of wholesalers that I work with and pass along to my clients.

Also, be sure to share whatever creative financing options you have as that could help some investors who aren't ready on their own.
