I'm in Spokane I have a great tax lady but I think I need a cpa that is in real estate to help make sure I'm get all tax advantages and looking to start a couple of llc and 1031 exchange this year looking for suggestions

what do you not like about  Tenantcloud I ha e been looking at that one as well

I was interested in using cozy.co to manage my rental properties . One of the main things I am interested in is their expense tracking and the ability to take pictures of receipts And I am wondering if there any other management software's available that do similar thingsExpense tracking with cosy.com versus zillow, Avail, and others

I am wondering if any of the other software give the same expense reports at the end of the year for tax purposes

A title company gets to set the rules on what they will insure. Why do you need a POA in the first place? Also, you can remote sign if that is what the title company wants. You can call around and talk to other title companies and use someone else. You can get an extension from the other party. You can get the POA notarized. Why are you making this so hard? I don't understand what the problem is.

 I work out of state for 28 days straight I'm in the middle of nowhere Alaska very remote! my poa is notarized already they are saying it's not notarized by one of their authorized Notaries the title company has known I was using a poa since oct1 and never said anything about it tell now

I have a property under contract it is a really good deal if been approved for a loan but the property has appeased as a c5 and I tried several banks for a conventional loan starting to run out of time on this deal now I was wondering if there is something we could do to secure the deed so I can invest the money to fix everything up before getting a loan I would hate to put money into the property and have the deal fall through cause the home owner backs out is a p and s all I would need?
