@Eric James it's important to read things in its totality and not pick particular parts of the scenario to chime in on. He also stated that he has 4 SFR he lives in 1 and rent the other 3 out netting $2k per month. With all that data provided you only focused on "i have $0 for a down payment" And the solution to that is borrow some equity frm your properties. Real simple solution🤷🏽‍♂️

@Mark Oliver I’d refinance one of the properties and then partner with someone who is already engaged with multi family because chances are they are experienced & they have a network of hard money or lenders that will wrk with you.

@Christopher Leday go to the tax assessors website type in the address and get the deceased owners name (sometimes the property will be transferred to next to kin if owner already established the transfer thru probate court). Then seek for a wife or close relatives (son/daughter/sister) to the deceased owner. Make them a cash offer. Feel free to message me with any questions
