Welcome to BP @Danielle Jordan!! Since you just moved back in the area, maybe consider getting started by house hacking in the Towson area if you're the position to purchase a property anytime soon. If you enjoy doing research, you could assist a more experienced investor or wholesaler finding off market deals. A lot of people start out doing wholesale deals as a way of building capital. Start networking and going to various REIA and/or real estate Meet Up events. Just take ACTION and it's great that you're starting early!

Hi @Folashadé Shelton,

Scenario #2 sounds like a good way to get started if you're going to be moving back in the area.  I wouldn't recommend going thru the V2V route to acquire the property as being your 1st.  You might want to get started with something that will need a little less work, as much of those are in need of a full rehab.  I have a friend that got started with his 1st property being a multi unit purchased in a distressed area of Baltimore that needed repairs and currently living in the property. I'm sure he would be able to give you a few pointers.
