Good morning to everyone at bigger pockets. I want to get going and make my first assignment contract, but I'm working with an real estate agent. How do I protect myself from getting screwed by not receiving my fee? And what are the steps I have to take to get it done? Do the agent sign as the owner or do I need the actual owner?
Also spoke to a title company earlier today and he said wholesaling real estate, and assignment contracts in Nj is illegal.

I'm a wholesaler going on my first property visit tomorrow, and I wanted to ask everyone from bigger pockets, what are some good questions I should ask and strategies I should use, what to do or what not to do. This property is for sale by owner.

Thanks @BrentCoombs for responding, and to answer your questions, I am currently working on my buyers list and the est. value is 297,000, with 68,000 improvement. So I used the 70%(since the buyer was probably going to do it) and came up with 126,600. Correct me if I'm doing this wrong, but she did not like the offer.

Does anyone have any advice on how to work with a real estate agent? I'm finding it difficult to make an offer that profits me and pleases the agent.

Hey Christina, I was looking at a couple of pre foreclosure homes that had agents. I wanted to right a contract with the agent saying that either I or another buyer would purchase the house within a certain time. I'm not sure how to say that professionaly, and should I have a protential buyer before making the deal? Also how would I go about finding a buyer?
