I have made a spreadsheet to analyze deals. 
However after hours of research in tulsa market, I can’t seem to find anything that will even cash flow more than 100 . Are my numbers unrealistic? Should covering cost be good enough???

I’m currently in the early planning stage of investing and narrowing down my buy box. I’m targeting 3-bedroom SFRs under $150K in zip codes like 74129, 74146, and 74133, with a goal of achieving at least $500/month cash flow or a 15% cash-on-cash return — ideally with some light rehab potential.

While I’m not quite ready to purchase just yet, I’m actively building my team, learning the zip codes, and reviewing off-market deal flow so I can move quickly when the time is right.

Would love to get a feel for the types of deals you’re seeing in these areas and your process for working with out-of-state investors.
