Hi Chris! Realtor here - Duplexes and triplexes are few and far between, especially in desirable areas like you mentioned. You'll find more options within your budget further from downtown but it sounds like walkability and ease of transit are important to you. In order to find something in a great neighborhood close to the urban core, I would recommend looking for a house with a walk out basement instead of a duplex! In Nashville, an owner-occupied Airbnb would also be a great option. Hey Kyle, I agree with Michael that you'd need to crunch the numbers on specific properties but at first glance, I would lean towards buying where you want to live and renting to your current roommates. 

With the current market in Nashville, it's hard to find traditional rental properties with good cash flow, even in the suburbs. 

Yes, home prices are higher close to downtown but so are rent prices. Plus you already have your tenants lined up and wouldn't have the headache of being a traditional property manager.

@Peter Shafik Would you be open to a single family home that has a basement apartment with separate entrance that you could rent to your family member? I see that arrangement quite a bit with either a basement or guest house.
