Hello all, I am a broker and auctioneer specializing in stressed properties. Most all of my listings come in the middle Tennessee area and I have started to see some property on the plateau. I work with a very limited client base and am always looking for new investors. I am working on my own investment portfolio further south so that I may retire in a warmer climate. 

I'm looking to familiarize myself with the investment possibilities in the Tampa St Pete area. Are there any areas on the verge of gentrification? I'm a cash investor and prefer sfr 3/1 or 3/2 and looming for caps above 12 for cash deals. What areas should I avoid? Also would look into possible live n flip deals. Any starving agents, wholesalers, property managers out there?

I am an absentee owner of three units( 2 long term, 1 sheet term) Blakey at sundance has done an outstanding job keeping the long term properties rented and maintained. They will also just find you a tenant for half first months rent. We give them a call on all potential investments to get an idea about potential rent and vacancy rate, as you know this information can be invaluable.
