Hello… I am a new real investor trying to do my first deal. I would like to start with wholesale deals due to limit funds and credit, but I would like to venture to flipping houses and buy and hold deals.

There is so much information that I feel overwhelm and don’t know where to begin.

I hoping that some of the season investors can share tips and suggestions on what I should do first.

I know that marketing for leads is key. I'm in the Hampton Roads, VA area and it seems like everyone is a wholesaler. So I'm not sure how well direct marketing would be if there are a large number of investors sending out mailer. What sort of other marketing ideas should I do in an area that has tons of investors marketing as well?

Any suggestion or feedback would be greatly appreciate!
