With $100k to spend in real estate, would you put it as 5 downpayments for 5 units or start rehabing houses one by one? I have no experience and still trying to decide how to approach this.

I recently sold my business in Virginia and I plan to invest in real estate. This could be very overwhelming so I'm looking for a partner in Northern Virginia that would take me in one of the deals they are doing or will do in the future.

In exchange I can help with research and the work needed, as well as cash to help do the deal. We could go in 50/50 or however we decide to structure it.
