As everyone else states, I think the first question would be "what kind of real estate investing suits me?". I have one client that is looking for a live-in flip and hates the idea of ever being a landlord. If you're open to house hacking, a duplex in Oregon City or the surrounding areas might be a nice way to start. 

Depending on your finances and goals you'll be able to narrow down location. If you are looking for a flip and have a good budget, Lake Oswego might be a good choice for you (homes tend to be pretty pricey there) - if you're looking for a more affordable long-term hold, Oregon City, Clackamas, Milwaukie, Tigard may have something that suits you. 

If you need any help looking in those markets, let me know! I'm a realtor that works out of Clackamas (Sunnyside), but lives in West Linn. I spend a lot of time in these areas. :)

Thanks for sharing your insights! I was exploring the available options on the market just the other day after spending another fantastic weekend in a beach rental. I love the Oregon Coast in the fall and winter. 

I was curious what the expectations could be for a STR on the coast - do you think that strong management could overcome a non-beachfront property in a less popular market? Such as Rockaway Beach - why is that a more challenging market to find a desirable property?

I just listened to an "On The Market" from Thursday that talked about this - Episode 155: The 8 Best Housing Markets in the US for Low Prices and High Cash Flow. 

I think you might really enjoy that episode - it explains why each of the markets are on the list. But I did take notes on the specific areas.

  3. Jonesborough, Arkansas
  4. Joplin, MO
  5. Tuskaloosa, AL
  6. Oshkosh, WI
  7. Odessa, TX
  8. Oklahoma City, OK

 This is one piece of advise that I hear repeatedly - things only get more expensive if you wait. That said, are you committed to looking in Portland? Or have you been investigating other areas in Oregon that may be a bit more accessible (value-wise)?

Not everyone understands ambition. And not everyone loves working really hard, or taking a risk. I, myself, am not a risk taker - it scares me. That said, if you can establish yourself in this market, you're going to learn the market and role really well! And if you can succeed and be creative now, it will accelerate your business when the market isn't this tough. Be smart, allow yourself to be challenged but remember to take care of yourself, and get in there!
