5. and possibly don't know what it's really worth
is a disaster waiting to happen. At the very least, take Joel Owens' advice and offer half price. Who knows? then, if you ignore everyone and buy it anyway, at least you'll have some money to tide you over while you fix it up, figure out how to run it, etc.
It's burning a hole in your pocket and you're at a whole new chapter in your life. I get it. Just take it slow, and educate yourself some more on what you are doing, if you can force yourself.

Great advice Ann, thank you for takign the time to write this! Would you say that the fact that this could potentially become my home is a mitigating factor? Again, what would need to happen for this to be a fully functioning home is the renovation of the entire downsatirs bit as currently it´s a puv / restaurant, but for the time being and until I can earn the money to do it up I am planning to live in the upstairs area which has 4 rooms, one of which would be mine and 3 of which I would hope to rent out during the busy summertime. Do you still think I should take it easy or have any other advice considering the information above?

Don't let anything get in the way of how you love this property or the sentimental value that you have placed upon it. Any time your broker starts to show you silly numbers, or worse yet, paperwork with crazy jargon written on it, just shuffle it underneath their briefcase, look at them in the eyes, and say "Am I hiring you to give me homework, or am I hiring you to help me land this great bargain?".

But please, ask questions about my situation and any and all advice appreciated, big thanks to all the people who are giving advice even though I didnt quote you (except that guy who´s friends aren´t talking to him anymore and he think´s it cause they´re making 100k a year when in fact...)

My suspicion could be over heightened because I just watched that Samuel J. Jackson movie "The Samaritan" and some dude from Nigeria wants to connect with me through Bigger Pockets.

What you are talking about doing is a type of project that takes a lot of expertise, and you stand to lose a lot of money if you make a mistake. I am not saying this is not a good deal, but you should be very careful before you get in over your head.

My renovating experience is basically zero, however I do have some solid contacts in the village (friends of the family etc) that wont just disappear on me in case something goes wrong.

My main goal is to find a house adn perhaps combine it with a business where I can work for myself. All other properties in the area in the same price range offer just either, if you know what I mean.
The listing is very near and dear to my heart as it is a place I have frequented all my life and my best friend lives right next door to the establishment. So there is definitely an emotional connection here as well, although I am trying my best to be objective.
I do have a job but it is not a steady one.
The property has been on the market for well over a year, as a pub it went bankrupt and the price has been put down for the third time I think. Again, I will not be running the business as a pub but hopefully as a bed and breakfast.
