Hi Curtis,

I think the answer to your question would be to find the right deal. 

I am personally fond of the house hack/BRRR strategy for the duplex as it minimizes your monthly expenses which will help you save more money per month going forward to put towards your next deal(s.) If it is done correctly (yes, your absolutely right that you'll be spending more of your current savings out of pocket,) but it could be worth the short term sacrifice for the long term gain on the re-finance.
