I mentioned that over the phone but really draw hard on it since I didn't have the contract in hand - definitely kicking myself. 

So I received a call last night from Wyoming - I was confused and followed up with them today.  They inquired about selling their house.  Being a real estate agent, I wasn't sure how they received my number since I'm in Michigan.  After a few text exchanges I pulled a quick and dirty property report for his home estimating the value around $150k.  Turns out he just wanted a cash offer on the home and would take $50k.  I have absolutely no current resources to evaluate the property so I passed it along to another agent I connected with.  In retrospect I probably could've put it under contract and wholesaled the property myself even at a distance.  Is that a regular practice for anyone?

Any suggestions for sourcing around $50,000 to purchase a 5 plex?
