One of the hardest parts was changing my out of state property management company to a new one. If you are not self managing, you will need to make sure you have top notch PM from the start. If you are few thousand miles away, and want to transition from one PM to new PM just over the phone - that's really difficult.

But as I said before, nothing is impossible if you are resilient enough to make things happen. Good luck!

Welcome to BP. Podcast is the first thing you can start listening to understand all the relevant terms for real estate investment.

For initial deals, BRRR is little bit difficult to get started without lining up the lenders. Talk to the lenders first how much you can afford to get loans. I wrote few materials too in those areas before you might find in BP. Good luck!

Yes, you will need to pay tax on capital gains ($25K) which might be 0,15,20% based on your tax bracket. 
As Daniel mentioned if you find no fee 1031 exchange, it might be worth to try. But please verify the QI status & reviews before even considering 1031 with the company.

Why do you want to start with portfolio? Any specific reason to start there?

Most of the successful real estate investors I know start small, learn all the basics and go up from there. Typically I saw SFH, then Duplex/MFH, then 5/6 units, then portfolio.

If you are not comfortable managing a SFH, most likely it will be hard for you to manage multiple units at the same time.

The mindset is the most important thing in real estate investment.

Every problem has a solution, this mindset shift helped me stay in the game for a long time. The people who fail in real estate do not want to go through the troubles.

There were lot incidents like evicting tenants due to non-payment, talk to contractors over the phone for two straight hours during travelling, handling neighbors complaints about noise to name a few. But that's what you get in real estate investment & make most of the money.
