Can someone give me a ballpark cost of new construction in the mid Cape? Some of the recent information I've seen is much higher than expected ($400+ per square foot for medium-end)

I have a property that I am considering renovating or tearing down-- or selling and buying something nicer. At the prices I'm seeing it's hard to justify building, given what you can buy property for here.
