Post: Builders in the Denver Area

Hello,

I've been a real estate investor (fix and hold) for over 10 years in the Denver area. The Denver market is not offering appealing returns at the time IMO, especially considering the high interest rates that bonds, CDs, etc. are offering for cash buyers. Also the high interest rates for mortgages (over 7%) and the low returns for rentals in the area (5% if you are lucky) makes leveraging money negative returns.
Because of the above, I was thinking maybe it is time to start re-develop a couple of good properties I own in the Denver area, however, this is new to me. 

Two questions -

1) What's others experience developing in Denver? Are there appealing returns considering the high costs of borrowing and building?

2) What are some good builders in the area that work with investors? I'm thinking mid-high end duplexes or maybe triplexes.
