Just purchased an auction property advertised as occupied by tenants and current on rent. Location is Baltimore MD. After contacting the tenant and doing a site visit, I found that none of the people on the original lease reside in the property. The lease has not expired . I was able to reach one of the original tenants and they want to be released from the lease. How do I legally terminate the lease if some of the tenants on the lease are not reachable? The current tenants want to sign a new lease with their names on it.
