I am looking for an umbrella policy that covers my rentals in Florida, Alabama and North Carolina.  Is there such a thing?  Or do I have to get a policy for each state?

I'm looking for a contractor or architect who can help me design a duplex (that I'll rent) that I can maybe later convert into a single family home (if I decide to move there). I'm in the Raleigh, NC area. Thanks!

My current residential rentals have increased a lot in value. If I bought a similar property in my area for today’s price, it would never pass the 1% rule. So I’m wondering if I should sell some or all of these, do a 1031 exchange and invest in a different area where the price and rent are more in line with the 1% rule. I’d appreciate any advice! Thanks.

@Basit Siddiqi thanks for your reply! I’ll reach out to Dave Foster if I do a 1031 Exchange. And will use my current income/expenses for my calculations. Thank you!

I'm trying to determine if I should sell any/all of my rental properties in my area and invest somewhere else. Question: when using the rental property calculator, should I put in the current income/expenses or use the income/expenses in the year that I bought the property.  I've had some of them for several years and they've really increased in value.  Thanks for your help!
