Great response Eric H. I recently spoke to a very well known wholesaler in my area about co-wholesaling, he was very receptive. I think it's a great way to gain knowledge and experience for newbies like me to delve into the wholesale market.

Persistence pays off! Did they sign the contract? 

In Florida, taxes are paid on the entire amount of the sale.

I work with Showcase, the largest property management company in my area, we manage more than 2000 rental properties. The tenant typically pays utilities, water and electric, gas when it's available. We do encourage owners to provide lawn and pool care in the rent.  When these facets of the property are not taken care, they can be quite costly to repair later.

Yes, you have to live in the property for at least a year. I just launched RehabForelosures.com and have become quite adept with using the FHA203k loan. You must use a licensed contractor, I suggest you take a contractor to see the property before you make an offer.  You want to make certain you have a fairly accurate cost for repairs. I have an excellent source who has unwritten these type loans. Since it's federal program the same criteria apply in every state.

How did you determine these Florida cities are best? How can I find where Melbourne FL ranks? I live about 50 miles from Orlando.

Curious to know who is door knocking. I have heard investors are successful with going to the property to speak with owners. Also if you are door knocking what are you giving owners as a leave behind? I want the best method of connecting with owners in distress. Oh, what about mailings, is this preferred over door knocking?
